5 questions to ask when hiring a real estate attorney in Connecticut

So you know that Connecticut state law requires you to hire an attorney for your real estate transaction. But you’re not sure what to look for when evaluating prospective attorneys or how to determine if one is a good fit for you.  

Selecting an attorney that will fit your needs is a crucial step in ensuring your transaction closes smoothly and efficiently. Here are some essential questions to ask before hiring one.  

1. How much experience do you have? How long have you been practicing in my state?  

One of the most important considerations should be how much experience a real estate attorney has. Generally speaking, the more complex your situation is, the more experience you should look for. It’s also important to bear in mind that laws, processes, and parameters for real estate transactions can vary from state-to-state, so it is important that your attorney has a good deal of experience representing clients in your state.  

2. How much experience do you have with transactions similar to mine?  

More specifically, you should make sure the attorney has experience handling cases like yours. While an attorney can’t divulge all details about past cases and clients, it is a good idea to ask them how they approach situations like yours and head off any problems that may arise. Their answer will give you an idea of how qualified they are to take on your transaction.  

3. What are your fees?  

If you have a budget going in, knowing how much an attorney will charge upfront can help filter down your search and save you headaches down the road. Typically, attorney fees can vary depending on your area and transaction, so it’s best to ask around or do some internet research to gauge what’s considered low, middle, and high. In real estate matters, Connecticut attorneys typically charge a flat fee for their services. If an attorney charges an hourly rate, make sure to ask them to project how many billable hours they expect to work on your transaction.  

4. How often should I expect to hear from you?

The amount of updates you will receive on your transaction can vary. Make sure you're comfortable with the level of communication your attorney plans on having.

5. Will anyone else be working on my case?

At larger firms, it’s not uncommon for work on cases to be passed off to paralegals and junior attorneys. You should know and be comfortable with who exactly will be working on your case upfront. Make sure you know what you’re paying for. It’s also important to know who will be communicating updates to you and who you should contact with questions or concerns.
